Description
The City of Portage is soliciting a contractor to construct four approximately 1,206-square-foot, two-bedroom, two-bathroom, slab-on-grade ranch-style homes on infill lots at 118, 124, 129, and 130 Amos Avenue. The scope includes permitting, site layout and excavation, foundations, framing, roofing, siding, windows and doors, plumbing, HVAC, electrical, insulation, drywall, cabinetry, appliances, flooring, painting, concrete flatwork, landscaping, utility connections, inspections, and related project coordination in accordance with the provided plans, drawings, building specifications, and selection details. Bidders must maintain required builder and trade licenses, provide qualified project personnel and subcontractor information, demonstrate relevant experience with multi-home single-family developments, and submit project references. The contractor must phase construction and complete the final home no later than October 31, 2027. The project is partially funded through the MSHDA MI-Neighborhood 3.0 grant and must comply with applicable federal, state, local, accessibility, and housing requirements. A one-year limited warranty for each home and one-year landscaping warranty are required. The bid package includes a completed and signed Bid Form, pricing schedule, pro forma and delivery schedule, and required bid security; insurance and performance, payment, and maintenance bonds are required after award or before contract execution as specified.
