The Housing Authority of the Cherokee Nation is soliciting bids from qualified contractors to demolish an existing structure and provide turnkey construction of one two-bedroom, two-bathroom ADA replacement home. The contractor must furnish all labor, materials, equipment, tools, supplies, permits, licenses, insurance, supervision, quality control, utility connections, appliances, site work, driveway and sidewalk work, final grading, sod, inspections, and cleanup. The home must comply with the provided ADA accessibility requirements, applicable city, county, and state codes, Davis-Bacon wage requirements, and the detailed construction specifications. The scope includes an accessible roll-in shower, grab bars, accessible fixtures and clearances, electric HVAC and water heating, appliances, roofing, siding, cabinetry, flooring, utilities, and other residential construction components. The solicitation states that the project must be completed within 180 work days after notice to proceed, while the scope-of-work document states 120 working days; this discrepancy should be clarified before bidding. A bid guarantee of at least five percent applies to construction contracts exceeding $25,000, and the successful bidder must provide the specified assurance of completion before contract execution.
