Description
White Settlement Independent School District (WSISD) is soliciting proposals from qualified Construction Manager at-Risk (CMAR) firms for HVAC improvements throughout District facilities. The selected CMAR will provide pre-construction services during design development and construction document preparation, and then serve as the Constructor under a Guaranteed Maximum Price (GMP) contract for the construction phase. The project objectives include replacement and/or modernization of aging HVAC equipment, improvement of indoor air quality and occupant comfort, enhancement of system reliability and maintainability, and improvement of energy efficiency. The scope may include rooftop units, air handling units, chillers, boilers, ductwork modifications, and related electrical and architectural modifications. The CMAR will be responsible for managing the project, including subcontractor procurement, safety, quality control, and schedule management. Pre-construction services will involve design phase collaboration, cost estimating, scheduling, and site logistics planning. Construction phase services will include project management, submittal processing, safety and security management, quality assurance, and change order management. The CMAR will also be responsible for comprehensive closeout services, including providing as-built documentation, O&M manuals, and warranty information.
