Description
This Sources Sought notice seeks market feedback from qualified commercial real estate developers, landlords, and industry partners interested in providing a new administrative and technology-support facility for the Pantex Amarillo Campus under a developer-financed, build-to-suit commercial lease structure. The anticipated scope includes office facility design; siting and land-acquisition strategy; financing, construction, and ownership; leasing; and operations and maintenance support. The project is expected to use a phased approach, with design in Phase 1 and construction and lease execution in Phase 2. The proposed modern, energy-efficient facility would support approximately 425 to 450 personnel and include 105 to 115 hard-walled offices, 315 to 325 cubicles, communications infrastructure, eight conference rooms, a 200- to 250-person auditorium, breakroom and storage areas, restrooms, a lactation room, IT and telecommunications rooms, building-support spaces, and parking for the supported workforce. An optional warehouse of up to 100,000 square feet with additional parking may also be considered. Respondents must provide a capability statement and complete the attached Respondent Information Questionnaire, addressing qualifications, core capabilities, comparable projects and performance, developer-financed leases for government tenants, secure-facility and federal experience, UEI, and company information.
