Description
Cartersville City Schools is seeking one incorporated construction firm to serve as Construction Manager at Risk for a project with a total budget of $15.5 million. The scope includes approximately 145,000 square feet of standing-seam metal roof replacement; restroom modernization with selective demolition and mechanical, plumbing, and electrical work; classroom and corridor flooring replacement; interior wall modifications; two new classroom additions totaling approximately 24,700 square feet; and site upgrades and drainage remediation. The selected contractor will provide preconstruction, estimating, value engineering, constructability review, scheduling, guaranteed maximum price development, subcontractor bidding, construction management, site supervision, safety, quality control, closeout, and one year of warranty support. Renovation work will occur during nights, weekends, school holidays, and summer break. The contractor must obtain at least three bids for each bid package and generally may not perform project work with its own forces unless approved by the Owner and Architect. The proposal must include management-team information, relevant K-12 project experience, approach, schedule, claims history, financial information, fees, local-participation approach, bonding capacity, licenses, insurance documentation, and other supporting certifications.
