Description
The State of Idaho, Division of Public Works is seeking a Construction Manager/General Contractor (CM/GC) for the expansion and remodel of the Targhhee Hall building to serve as a new ROTC and Veterans Services Center. The existing building, constructed in 1956, requires significant upgrades including a new roof, windows, exterior finishes, ADA compliance improvements, and replacement of outdated mechanical, electrical, and plumbing (MEP) systems. The project also involves creating new interior spaces for offices, meeting rooms, and classrooms. The scope of work includes addressing structural deficiencies, bringing the building up to current building codes and ADA standards, and potentially adding approximately 10,000 square feet. The estimated cost for the conversion project is between $8 million and $12 million, with a projected timeline of 18 to 24 months from design to grand opening. The project requires the CM/GC to manage the preconstruction and construction phases, including soliciting bids from subcontractors, managing the budget, and ensuring compliance with all applicable laws and regulations. The existing building has several challenges, including short floor-to-floor heights, limited daylighting, and outdated MEP systems. The proposed design aims to create a modern and functional facility while honoring the building's historical significance.
