The New Jersey Economic Development Authority is soliciting proposals for building area measurement and prospective tenant test fit services. The awarded firm will perform building surveys and area calculations for Authority-owned, leased, or potential properties, including usable, rentable, common, gross, boundary, service, shared amenity, and property-share areas; prepare floor-by-floor documentation, partition plans, comprehensive measurement reports, spreadsheets, and AutoCAD files; and apply ANSI/BOMA Z65.1-2017 or another commercially acceptable modified BOMA measurement standard. For prospective tenants, the firm will conduct an initial requirements meeting, prepare a preliminary program document, develop tenant test fit plans, calculate usable and rentable square footage, coordinate reviews and approvals, and provide up to three revisions as part of the basic services. Additional revisions may be handled through task order requests. Services will be ordered as needed through task order requests, with no guaranteed minimum number of task orders. The contract term is three years with two one-year extension options. The proposal must include separate technical, pricing, and compliance volumes, including a technical proposal, Authority-provided fee schedule, ownership disclosure form when applicable, and subcontractor utilization form when applicable. The revised solicitation confirms that licenses and permits are not required for this opportunity.
