Description
The University of British Columbia is soliciting general contractor services to convert the existing partitioned classroom in Room B202, Buchanan Block B, into a fully renovated “Learn Lab” enhanced teaching space. The work includes architectural, mechanical, electrical, audiovisual infrastructure, demolition, partitions, finishes, HVAC modifications, lighting, power, communications pathways, security rough-ins, new whiteboards, roller blinds, sprinkler modifications, and related construction services. The contractor must coordinate with UBC IT, UBC audiovisual and furniture contractors, Siemens for fire alarm work, and other project participants as specified. Addendum No. 1 clarifies that asbestos abatement, if required, must be arranged through one of UBC’s shortlisted abatement contractors; very noisy work is restricted during April 16–27, 2027; and a preliminary construction schedule in Gantt chart format is required with the bid. The project uses a stipulated-price construction contract. The anticipated start date is April 15, 2027, and substantial performance and completion are required by August 13, 2027. AWMAC certification or two-year bonding for the millwork scope and RCABC certification for roofing work are specified alternatives or requirements where applicable. The tender does not require a bid bond, but contract security may be required from the successful tenderer under the tender documents.
