REQUEST FOR PROPOSALS NO. 26-1690-SR FOR REAL ESTATE BROKER SERVICES Public Utility District No. 1 of Snohomish County is requesting proposals from firms who can provide a licensed Washington real estate broker or brokerage firm to provide as-needed real estate brokerage services related to the acquisition and disposition of District-owned or District-needed real property. Description
Snohomish County PUD is soliciting proposals from licensed Washington real estate brokers or brokerage firms to provide as-needed brokerage services for acquiring property needed for District operations and disposing of surplus District-owned property. Services include market analysis, broker opinions of value, listing and advertising strategy, buyer and seller representation, transaction coordination, offer evaluation, and related advisory support. The District anticipates approximately three to five dispositions and three to five acquisitions during the initial two-year term. The solicitation is all-or-nothing; standard commercial listings with advertising are preferred over online auctions for surplus-property sales, and MAI-designated appraisals are always sought for acquisitions. Compensation is capped in aggregate at 6% of gross sale proceeds for dispositions and 3% of purchase price for acquisitions, subject to the solicitation's terms. The contract has an initial two-year term with up to four additional one-year renewals. Proposals must be submitted electronically through the Public Purchase website, and only specifically requested documents may be uploaded.
