Description
The City of Beloit and the Greater Beloit Economic Development Corporation seek proposals from developers to purchase and develop one or both of two adjacent sites in Gateway Business Park: a City-owned parcel of approximately 15 acres and two GBEDC parcels totaling approximately 12 acres. The selected developer is expected to deliver multifamily housing that complements the surrounding neighborhood, addresses the need for quality housing, and supports the stated goals for sustainability, connectivity, and timely development. The asking price is negotiable, and proposals must identify any City incentives needed to complete the project. Proposals should describe the firm and its relevant experience, proposed development and housing mix, construction timetable and phasing, approach to the project goals, estimated development costs and financial capability, and a conceptual site plan with elevations and floor plans. The proposal should also identify proposed subcontractors and provide at least two community references. Development will require site planning and infrastructure coordination, including required public road connections and applicable planned-unit-development planning.
