Description
The University of Tennessee System seeks proposals to lease 48–102 beds of student residential space for the University of Tennessee Southern, with at least 48 beds at one location within a two-mile radius of campus. The space must be in furnished apartment units, with students housed together in a designated section separate from non-student tenants. Requested accommodations include bedrooms, kitchens, living areas, high-speed internet, mail and package services, and parking at a minimum of one space per bedroom. The RFP also specifies cleaning and unit-turnaround requirements, inspections, maintenance response times, and other landlord-provided services. The initial lease term is two years with one one-year renewal option; the University may terminate with 120 days' notice. Proposers may submit a base cost proposal and optional alternate cost proposals. Qualitative proposals are submitted electronically as a single searchable PDF, while cost proposals must be submitted in separately sealed packages. The proposal submission package requires a cover letter, a completed Certification Statement, mandatory proposer and property information, and a qualitative proposal addressing site and vicinity, furnishings, unit and grounds quality, amenities, parking, and landlord/property-management qualifications. The package also specifies that the proposal remain valid for at least 90 days after opening.
