Description
The Town is seeking proposals to lease either or both of two historic downtown buildings: a 2,046-square-foot former administration building and a 7,541-square-foot former library and finance building. A separate proposal is required for each property. Proposals should describe the proposed tenant and use, operating plan, planned improvements and signage, offered rent and requested lease terms, occupancy timeline, and relevant qualifications. The proposed use must complement the historic downtown setting; exterior changes and construction are subject to Town and historic-district review and approvals. The solicitation provides reference rents of $4,260 per month for the smaller building and $10,840 per month for the larger building. The tenant is responsible for upfit costs, liability insurance, utilities, and specified maintenance obligations. The initial lease term sought is at least five years, with the initial term and any extensions capped at a combined 9 years and 11 months.
