Description

Volusia County is soliciting a general contractor for a complete renovation of the Ocean Center commercial kitchen. The scope includes demolition of existing equipment, fixtures, and finishes; new HVAC systems with exhaust hoods and fire suppression; plumbing for water, drains, grease traps, and gas; electrical service, dedicated panels, equipment circuits, and LED lighting; and new commercial-grade floors, walls, ceilings, and related finishes. The contractor must provide and install specified commercial kitchen equipment, including cooking equipment, refrigeration, prep tables, sinks, dishwashing systems, storage, ice-making, food-waste processing, and beverage equipment. The contractor must coordinate construction around the facility's event calendar, maintain safe and clean work areas, provide dust control and protection of existing finishes, and supply temporary kitchen facilities, including freezer, refrigerated, and dishwashing trailers. The work includes permits and inspections, system testing and commissioning, staff training, final cleaning, manuals, and warranty documentation. The solicitation requires a Florida-certified general or building contractor, a project superintendent with an active Florida Journeyman License and at least four years of experience, a 120-day completion period, a 5% submittal bond, and payment and performance bonds each equal to 100% of the contract price.
