Description
The U.S. Department of Veterans Affairs is conducting market research for a new outpatient clinic requiring approximately 15,000 ABOA square feet of contiguous office and medical space and 100 surface parking spaces within a specified delineated area in New Philadelphia, Ohio. The agency will consider existing buildings, new construction, or buildings under construction for multi-tenant use. The site must support municipal water and sewer, provide a loading dock or roll-up-door loading area, accommodate semi-truck deliveries, and meet applicable fire safety, physical security, accessibility, seismic, sustainability, zoning, environmental, and compatibility requirements. A fully serviced lease is required, with a term of up to 20 years. The response is an expression of interest and capabilities submission rather than a solicitation for offers. Respondents must provide property and site information, evidence of authority to represent the owner, maps and site plans, access and adjacent-use descriptions, RSF and ABOA information, proposed compliance changes, applicable environmental or cultural studies, veteran-owned-business or joint-venture documentation when applicable, a capabilities statement, at least two similar projects completed within the past seven years, and evidence of financing capability dated within 120 days of the response deadline. The anticipated construction/buildout magnitude is between $5 million and $10 million. The submission must be emailed to the contracting officer by the stated deadline.
