Description
The City of Taunton is seeking proposals for the long-term lease and reuse of its former nursing home at 350 Norton Avenue. The property includes an approximately 36,336-square-foot vacant building on approximately 6.35 acres and is listed on the National Register of Historic Places. The selected lessee must accept the premises as-is and perform the repairs, renovations, upgrades, and improvements necessary for the proposed use; no additional structures may be constructed on the site. Proposals may describe any reuse that satisfies the stated conditions. If housing is proposed, residents must generally be at least 62 years old or require 24-hour medical care, at least 50% of resident quarters must be affordable to households at or below 60% of area median income, and the lease must establish a Taunton residency preference. The proposed reuse must preserve public access to existing nature trails, walkways, and community gardens, comply with applicable zoning and permitting requirements, and allow repairs or modifications to begin within six months after lease signing. The proposed lease is intended to run for at least 10 years; the attached lease form provides for an initial 20-year term with three potential five-year renewal terms by mutual written agreement.
