Description
The University of Arkansas at Fort Smith is soliciting Statements of Qualifications from qualified general contractors for construction of a Center for Health Innovation. The project has an estimated maximum total cost of $15,000,000, including construction, design fees, furniture, fixtures, technology, and equipment. The facility will include a Center for Mother and Infant Healthcare with obstetrical, postpartum, and pediatric simulation laboratories and an integrated control room; a tiered collaborative learning auditorium with an IT control room; classrooms; offices; and supporting mechanical and technological spaces. Required professional services include guaranteed maximum price and fast-track management, estimating, subcontractor selection, project and change-order pricing, demolition, schedule control, cost reduction and control, project coordination, building information modeling, closeout, and warranty services. Qualifications must address Arkansas licensure, relevant personnel and project experience, bonding capacity, workload, sustainable-rating-system and commissioning experience, current projects for state agencies or educational facilities, and professional liability insurance of at least $1,000,000. The anticipated schedule calls for design to begin in January 2027, construction to begin in December 2027, and project completion in June 2029; these dates are identified as anticipated.
