Description
The Rose Bowl Operating Company is seeking a Construction Manager at Risk to provide four weeks of Phase 1 preconstruction and design-assist services, including subsurface field investigations, utility verification, constructability review, cost estimating, value engineering, subcontractor procurement, scheduling, risk mitigation, and development of a Guaranteed Maximum Price. If authorized, Phase 2 would include construction at the operating stadium while maintaining domestic water, fire protection, sewer, and gas service as required for events. The project includes a base water-maintenance package replacing aging water mains, valves, service laterals, and backflow-prevention equipment; Add Alternate 1 for sewer cleaning, cured-in-place pipe lining, spot repairs, and new laterals; and Add Alternate 2 for abandonment and replacement of the underground gas distribution system with medium-density polyethylene piping, including horizontal boring and pressure testing. Proposals must include separate technical and price submissions, detailed schedules for Monday-Friday and Monday-Saturday workweeks, relevant stadium or arena experience, proposed personnel, risk and value-engineering approaches, financial and safety information, local subcontractor and workforce commitments, and the required forms and disclosures. Phase 2 construction is optional and would be authorized through a later GMP amendment or separate contract.
