Description
The City of Santa Ana is soliciting proposals from qualified, experienced, and financially capable operators to lease and activate available space at the Santa Ana Regional Transportation Center. Proposed uses may include cafes and other food-and-beverage concepts, experiential or specialty retail, wellness and cultural businesses, hospitality and event operations, professional services, and compatible co-leasing or shared-use arrangements. Available spaces range from small retail kiosks and offices to larger cafe, banquet, recreation, and office areas, including an approximately 1,800-square-foot outdoor patio. Proposers must submit a statement of qualifications and cost proposal describing their business concept, experience, operational capacity, financial strength, proposed work plan, space needs, implementation schedule, lease structure, and financial projections. The initial anticipated agreement term is three years, with up to two additional one-year extensions, for a maximum term of five years. Lessees will be responsible for improvements, permits, licenses, operations, maintenance of required insurance, and compliance with applicable laws. Proposals must include the required certifications and attachments, including references, a debarment questionnaire, non-lobbying and non-discrimination certifications, and a notarized non-collusion affidavit.
