Description

The King County Library System is soliciting a general contractor for a full interior renovation of the approximately 22,600-square-foot Kent Library. The work includes selective demolition; new and reconfigured interior spaces, partitions, ceilings, finishes, restrooms, and accessibility improvements; structural, mechanical, electrical, plumbing, fire-protection, low-voltage, and life-safety modifications; installation of fixed furnishings, casework, equipment, signage, and building systems; coordination and installation of owner-furnished items; and all testing, inspections, permits, closeout documentation, and related services needed to deliver a complete operational facility. The estimated base bid range is $3.25 million to $3.9 million. The contractor must provide all labor, materials, equipment, supervision, permits, and services, and must complete substantial completion within five months after the Notice to Proceed, followed by final completion within 14 calendar days. The solicitation requires three comparable projects completed within the preceding five years, at least two of which must be public projects and each valued at not less than $2.5 million. A five-percent bid bond is required when the base bid plus additive alternates exceeds $35,000; payment and performance bonds and insurance are required after award. The project includes prevailing-wage and apprenticeship-utilization requirements, and the complete bid package includes multiple buyer-provided forms, including the Bid Form, Bidder Responsibility Questionnaire, Subcontractor List, wage-payment certification, Business Type Form, Indemnity Agreement, and Bidder's Checklist.
