Description
The Florida Department of Law Enforcement seeks a standalone, single-tenant facility for law enforcement, forensic laboratory, evidence-handling, investigative, training, and related operations. The offered space must provide 147,908–180,778 contiguous usable square feet and at least 350 parking spaces, including 250 in a screened, secure, controlled area. Proposals may offer an existing building or a build-to-suit facility; both must meet extensive accessibility, security, laboratory, evidence-storage, technology, resilience, and building-system requirements detailed in the solicitation. The lease must be full-service, with the lessor responsible for rent-inclusive operating expenses, build-out, furnishings and equipment specified in the requirements, and ongoing building services and maintenance. Replies must include proposed annual rental rates for a 25-year initial term and two five-year renewal options. A 100% performance bond is required after award for build-to-suit proposals and for certain qualifying renovations to existing buildings; it is not a submission-time requirement.
