Description
The City of Georgetown is seeking sealed proposals from qualified development partners for a long-term ground lease, sale, or other contractual relationship or ownership structure involving approximately 16,000 square feet of retail space at a City-owned property at 911 Main Street. The retail space will wrap the north and west sides of a planned 450-space, four-level parking garage along 9th Street and Main Street. The City seeks a creative, financially sustainable, pedestrian-oriented development that supports downtown revitalization and may include retail, dining, entertainment, and other complementary commercial uses. Proposals must include a cover letter; proposed team and experience; respondent qualifications, including similar projects and references; a detailed property-use and business plan addressing the proposed concept, development program, design and placemaking, market and economic impact, financing and financial capacity, implementation schedule, operations and management, relevant experience, and community benefits; financial stability information and audited financial statements for the past three years; proof of bonding capability; proposed lease terms and rental rate and/or purchase price; and the required Certifications and Acknowledgments and References Form. The selected development is anticipated to be completed and operational within 24 months after shell-space turnover, subject to the final agreement.
