Description
The District seeks a contractor to renovate approximately 4,070 square feet of its existing server-room and support areas under one lump-sum construction contract. Work includes selective demolition; raised-floor modifications; fire-rated demountable partitions and welded-wire security enclosures; doors, ceilings, finishes, signage, firestopping, and access-control and security-system modifications. The base bid must include a $100,000 allowance for repair or replacement of the fire-suppression leak-detection system; the allowance is included in, not added to, the base bid. The estimated construction budget is $2 million. Mechanical, electrical, plumbing, and fire-protection work includes replacing existing cooling equipment with four chilled-water computer room air handler units, associated piping and controls, BAS integration, and modifications to sprinkler, VESDA smoke-detection, FM-200 clean-agent suppression, fire-alarm, electrical distribution, lighting, and emergency-power-off systems. The contractor must maintain server-room operations and cooling capacity during construction and provide dust-tight barriers, negative air pressure, and HEPA filtration. The proposal requires a one-page letter of interest, a completed pricing form, nine required forms, bid security, proof of insurance, and narrative responses addressing supplier reputation, quality control, project approach, past relationship with the District, long-term cost and risk, and other relevant factors. HUB materials are identified as not required, though their submission is encouraged.
