Description
The U.S. Army Corps of Engineers seeks an existing Class A or B retail property for an Armed Forces Career Center. The space must provide 4,168 net square feet and no more than 4,739 gross square feet, fall within the specified Torrance delineated area, and support a fully serviced lease of up to five years with government termination rights. The space must have primary and secondary ingress/egress, 24/7 lighted parking for 15 government vehicles, and additional parking for employees and visitors. Public transit within three walking blocks is also required. The location must be compatible with a recruiting facility and not near specified incompatible businesses or sources of injurious odors. Responses must include the completed and signed Proposal to Lease Space form, initialed draft lease and General Clauses 3517B, initialed Janitorial Specifications, an as-built floor plan, a site plan showing parking, a street-view photo, and a completed Seismic Offer form. Owners must provide evidence of ownership or control; representatives must document their exclusive authority to represent the owner. The package also requires a detailed cost proposal using the provided worksheet and applicable seismic documentation.
