Description
New Mexico State University is conducting a three-step Construction Manager at Risk procurement for the I.D.E.A.L. Research Facility. The selected CMAR will provide preconstruction services, constructability reviews, estimating, scheduling, value analysis, procurement planning, subcontractor and supplier procurement, construction management, safety and site management, commissioning and startup coordination, closeout, warranty support, and GMP development. Step 1 requests Statements of Qualifications only; fee and cost proposals will be requested from firms selected for Step 2. The planned multidisciplinary energy research facility includes flexible laboratories, semiconductor and power-electronics testing areas, chemical and wet-laboratory support, an approximately 3,200-square-foot ISO Class 6–7 cleanroom, a 400–600-square-foot AI/ML server room, high-bay testing areas with exterior access, specialized AC/DC electrical and scientific gas systems, training and demonstration spaces, offices, collaboration areas, and supporting site infrastructure. The total project budget is $27,591,477.49, with a verified maximum allowable construction cost and estimated GMP of $21,000,000. The project schedule targets construction activities beginning June 16, 2027, substantial completion by May 15, 2028, and final completion by June 15, 2028.
