The North Carolina Department of Agriculture and Consumer Services (NCDA&CS) is soliciting proposals for the lease and management of its newly renovated restaurant facility located at the Piedmont Triad Farmers Market in Colfax, North Carolina. The facility, approximately 6,764 square feet, is situated in a high-traffic area with an estimated 1.8 million visitors annually. The selected tenant will be responsible for operating a restaurant, diner, or similar establishment with a family-friendly bar area, focusing on comfort food, fresh ingredients, and locally sourced products. The ideal operation should complement North Carolina farmers and agriculture, reflect an independently owned establishment, and provide exceptional customer service. The lease term is anticipated to be between five and ten years, with renewal options. The minimum annual rent for the first year is proposed at $227,000, with a minimum 2% annual rental escalation thereafter. The tenant will be responsible for all utilities, upfits, equipment, furnishings, and operational costs, including obtaining necessary permits and insurance.
