Description
The U.S. Department of Veterans Affairs is seeking a superseding lease to remain in its existing Oklahoma City facility. The requirement is for 10,455 rentable square feet, equivalent to 9,091 ANSI/BOMA occupant square feet, of contiguous office space for administrative functions, together with 120 reserved surface parking spaces, including 25 spaces for Government-owned vehicles. The lease term is 10 years, with a 10-year firm term and Government termination rights after the firm term upon at least 90 days' written notice. The lease must be fully serviced and include building shell, tenant improvements, operating costs, parking, and required security improvements. The lessor must provide or support tenant-improvement design and construction, furnishings and finishes, accessibility compliance, fire protection and life-safety compliance, janitorial and exterior maintenance, utilities, landscaping, waste and recycling services, and building-system maintenance. Required security capabilities include physical access control, video surveillance, intrusion detection, duress alarms, emergency communications, and related design, installation, monitoring, testing, and maintenance. Offerors must submit the specified lease and property documentation, financial and qualification information, fire-protection and life-safety materials, architectural plans, pricing forms, telecommunications representation, and past-performance information. The solicitation identifies past performance, site location, and experience as evaluation factors.
