Description
The U.S. Government is seeking competitive lease proposals through its online Leasing Portal for new or continuing office space in Cleveland, Ohio. The required space is 1,500 to 1,650 ABOA square feet within the delineated area bounded by I-480, US-422, SR-91, and SR-82/SR-237, with one reserved, unsecured, on-site parking space for an official government vehicle. The lease term is 15 years, including 13 firm years, with an eight-year amortization term for both tenant improvements and Building Specific Amortized Capital. The Government prefers contiguous, second-generation office space with an existing office build-out and building systems requiring minimal construction. The desired layout includes three offices, four workstations, a LAN room, reception area, and conference room. The tenant improvement allowance is $49.73 per ABOA square foot, and BSAC is $0.00 per ABOA square foot. Existing systems furniture and furnishings may be offered at no additional cost but are optional and will not be evaluated for award.
