Description
Tacoma Public Schools is requesting qualifications from contractors for progressive design-build services to replace DeLong Elementary School on its existing site. The selected design-builder will provide programming and design services and deliverables to support guaranteed maximum price negotiations, permitting, subcontractor bidding, construction, commissioning, performance guarantees, and completion of the project for the District’s use and occupancy. The project will use the alternative public works contracting procedure authorized under Washington law. Contractors with prior design-build or similar alternative-delivery experience are encouraged to submit. Addendum No. 1 revises the draft design-build agreement’s reimbursable-cost provisions: employee bonuses, stock options, employee stock ownership contributions, and discretionary employee payments are not reimbursable costs of the work and must be covered by the design-builder’s fee. The opportunity is a two-phase procurement; Phase I requires a Statement of Qualifications and Contractor Qualification Form, while Phase II proposal materials are for finalists. The incoming update confirms the RFQ deadline and intent-to-submit deadline, and the attached addendum provides the stated cost-treatment revision.
