Description
The City of Apache Junction is soliciting Statements of Qualifications for a Construction Manager at Risk (CM@R) to provide pre-construction and construction services for the new City Services Expansion Project. This project includes the design and construction of a new police substation, a branch library, a park maintenance building, parking facilities, and associated civil work, landscaping, irrigation, and hardscaping. The estimated construction budget is approximately $49,000,000. The CM@R will be responsible for design assistance, constructability reviews, value engineering, cost estimating, scheduling, and preparing a Guaranteed Maximum Price (GMP). Following GMP acceptance, the CM@R will oversee all construction means and methods, procurement, quality control, safety, and project closeout. The project is located near the southwest corner of Ironwood Drive and the planned Horton Drive. The scope also includes coordination with an adjacent developer who will be constructing a community park and lake. The selected firm will enter into a pre-construction agreement followed by a construction services contract. Key personnel qualifications, relevant experience with at least three comparable CM@R projects, current workload, and the firm's approach to project management, budget adherence, and developer coordination will be evaluated.
