Description
HomeFront is soliciting bids for the removal and replacement of deteriorated stair handrail systems at four Pheasant Home buildings. The contractor must furnish all labor, supervision, materials, equipment, tools, transportation, permits, and incidentals; remove and dispose of existing rails, posts, brackets, anchors, fasteners, and related hardware; and provide and install new code-compliant railing systems with handrails, intermediate rails or balusters, posts, anchors, brackets, fasteners, hardware, end caps, and trim accessories. New systems must comply with applicable International Building Codes, International Residential Building Codes, local building codes, and ADA requirements where applicable. Materials must be powder-coated aluminum or another approved low-maintenance, corrosion-resistant material suitable for exterior exposure, securely anchored to existing structural framing, and free of sharp edges or defects. The work also includes field verification, resident and site protection, safety barriers, minor repairs to deck penetrations and surfaces, daily debris removal and cleanup, and a minimum one-year workmanship warranty plus manufacturer warranties. The buildings will remain occupied during construction. Pricing is submitted electronically, while the initial bid documentation is submitted as one sealed hard-copy package; the solicitation anticipates a one-year contract with four additional one-year options and task-order work.
