The City of Torrington is issuing a Request for Expressed Interest for the transformative redevelopment of the former Brunswick Factory site, located at 535 Migeon Avenue. This initiative seeks qualified development companies and real estate investors to engage in a public-private partnership. The vision is to revitalize the property, situated along the Naugatuck River and Route 4, into a vibrant mixed-use and mixed-income development. The Brunswick Factory site, comprising over 230,000 square feet across 12 historic buildings on 11.5 acres, presents a significant opportunity for adaptive reuse. The City encourages the preservation of historic structures and aims to leverage State and Federal Historic Rehabilitation Tax Credits. Recent environmental assessments have been completed, and the City plans to partner with a selected developer to pursue brownfield remediation funding to prepare the site for potential residential uses. Development scenarios include a Mixed-Use Village, a Sports and Recreation Complex, or an Academic and Manufacturing Campus. Submissions should include a cover letter, team qualifications, a preliminary vision, financial capacity information, and references. The City is committed to selecting a development team that will purchase the property and maximize its potential, contributing to the city's long-term economic and community revitalization.
