Description
The Jackson Redevelopment Authority is soliciting proposals from qualified developers, businesses, investors, development partnerships, nonprofit organizations, and other parties to acquire and redevelop one or more JRA-owned properties in the 200 and 300 blocks of North Farish Street. Proposed projects may involve purchase, ground lease, lease with an option to purchase, or another transaction structure, and should support the revitalization of the historic district through financially feasible, economically sustainable, and historically compatible uses. Respondents must submit a complete electronic PDF proposal describing the respondent and selected properties, development concept, market rationale, development team and relevant experience, preliminary development budget and financing plan, financial capacity, proposed transaction terms, development schedule, public and community benefits, and required disclosures and certifications. The primary proposal is limited to 25 pages, excluding specified supporting materials. Required supporting materials include JRA forms and disclosures, evidence of financial capacity, key personnel resumes or biographies, comparable-project information, preliminary budget and financing plan, concept exhibits, proof of $1,000,000 general liability insurance, and a surety or broker letter addressing performance and payment bonding capacity.
