Description
The Jackson Redevelopment Authority is soliciting proposals for the acquisition and redevelopment of one or more JRA-owned properties in the Farish Street Historic District. Respondents may propose purchase, ground lease, lease with an option to purchase, or another transaction structure, along with redevelopment concepts compatible with zoning, historic-preservation requirements, the district’s design guidelines, and JRA’s redevelopment objectives. Proposed uses may include mixed-use, residential, commercial, hospitality, cultural, entertainment, community, and other compatible uses. Proposals must demonstrate the respondent’s development concept, market rationale, relevant experience, development team, preliminary development budget and financing plan, financial capacity, proposed transaction terms, development schedule, public and community benefits, and long-term ownership or stewardship approach. Respondents must also demonstrate access to predevelopment capital equal to at least 10% of stated total development cost, supported by documentation dated within 90 days of the submission deadline, and complete the required conflict-of-interest disclosure and certification. One electronic PDF proposal with required attachments must be submitted through the JRA website; the primary proposal is limited to 25 pages, excluding specified supporting materials.
