Oak St. in Rogers, AR. The project is to be constructed using the general contractor construction management method of project delivery pursuant to Ark. Code. Ann § 14-235-226. Proposed improvements will generally include the construction of new office, equipment, and vehicle storage facilities as well as associated utilities, paving, landscaping, and other site work. Description

Rogers Water Utilities seeks a Construction Manager/General Contractor (CM/GC) to provide preconstruction services and construct a new field operations facility. The project includes office and workspaces; vehicle, equipment, and materials storage; employee and public parking; landscaping, pavement, drainage, utilities, and other site improvements. The CM/GC will collaborate with the owner and design team on constructability, value engineering, cost estimates, scheduling, and a guaranteed maximum price, then procure subcontractors and equipment and perform construction, commissioning, testing, training, and warranty services if the parties agree on the construction-phase price. The stated construction budget is $10 million. The statement of qualifications must address the firm profile, project team, relevant experience, cost control, and safety, with specified supporting information such as reference projects, resumes, insurance capability, and licensing. The SOQ is limited to 20 pages, subject to stated exclusions, and must use at least 11-point font for Parts 1–6. The project is expected to proceed through design and construction, with completion and performance testing expected by May 1, 2029.
