Description
The YMCA of Youngstown is requesting statements of qualifications from construction management firms for the interior renovation of three basement rooms at the Central YMCA Youth Development Center. The scope includes preconstruction services such as budget development, cost estimating and control, value engineering, constructability review, scheduling, design-team coordination, GMP development, open-book accounting, and risk management. Construction-phase services include competitive bidding of trade packages, full-time on-site supervision, schedule, safety, quality, and cost control, change-order management, reporting, and project closeout. The selected firm will work under a cost-of-the-work-plus-fee delivery method, with potential establishment of a Guaranteed Maximum Price after the preconstruction phase. The project includes new finishes, ceilings, lighting, and casework; construction is expected to last three months. Respondents must provide firm information, three to five similar projects completed within the past 10 years, proposed key personnel and resumes, a preconstruction approach, cost-control samples, preliminary fee information, general-conditions pricing, and information addressing open-book accounting and competitive subcontractor procurement.
