Description
The Clark County School District is soliciting proposals for Construction Manager at Risk services for the replacement of Chaparral High School. The project includes approximately 165,000 square feet of new construction within an overall gross building area of approximately 227,000 square feet, with phased partial site demolition and utility preparation, construction of new building structures, demolition of the existing high school, and construction of new site improvements. Existing athletic fields and related structures will remain in place. The construction budget is $182,000,000. The CMAR will provide preconstruction services, including constructability review, cost estimating, value engineering, fast-track analysis, and scheduling, followed by construction services including development of a Guaranteed Maximum Price, subcontractor procurement, and construction management. The anticipated preconstruction phase is December 18, 2026, through November 19, 2027, and the construction phase is July 26, 2027, through May 30, 2029. Applicants must be pre-qualified with the school district and possess a Certificate of Eligibility from the Nevada State Contractors Board before submitting.
