Description
The City of Osage Beach is soliciting proposals from qualified design-build firms for a permanent, ADA-accessible restroom facility serving the dog park at Osage Beach City Park. The approximately 12–16-foot-long by 8–10-foot-wide structure must be durable, low-maintenance, heated, insulated, and include at least one accessible unisex restroom. Acceptable construction methods include block, stick-built, or an equivalent durable method, subject to applicable ADA standards and local building codes. The selected firm will provide site assessment and City coordination; architectural and engineering design; construction documents and permit applications; construction; water, sewer, and electric utility connections; exterior finishes; fixtures, ventilation, lighting, inspections, and closeout documentation. Proposals must include a cover letter and design-build team description, conceptual design approach, preliminary schedule, detailed cost proposal, similar-project examples, at least three references, proof of insurance, and required licensing. A bid bond equal to 5% of the proposal is required with submission; performance and payment bonds equal to 100% of the contract sum and a maintenance bond equal to 100% of the final contract sum are required before or after award as specified. The successful contractor must also provide required insurance, licensing, E-Verify documentation, and a one-year warranty.
