The Little Rock Water Reclamation Authority is soliciting bids for a firm-fixed-price, full interior remodel of the Fourche Creek Water Reclamation Facility Maintenance Building. The scope includes selective demolition; HVAC ductwork modifications; closed-cell spray-foam ceiling insulation; restroom cabinets, plumbing fixtures, exhaust fans, mirrors, benches, partitions, and epoxy finishes; polished concrete and non-slip sealed flooring; stainless-steel exterior doors with windows; interior door refurbishment and replacement; painting; LED lighting; and new fixed, tinted, insulated windows. The project also includes removal and disposal of identified asbestos-containing resilient floor covering in the janitor closet by an Arkansas-licensed asbestos-abatement contractor. The contractor must provide all labor, materials, equipment, permits, licenses, insurance, and required bonds; coordinate approved subcontractors; and perform the work without disrupting facility operations. Work must begin within 30 calendar days after the Notice to Proceed, with substantial completion within 55 calendar days after delivery of all approved materials. A mandatory pre-bid site visit is scheduled, and bids may be submitted electronically through ARBid or as a traditional sealed hard copy.
