Description
The City seeks a qualified firm to manage three properties: a 190,000-square-foot commercial, industrial, and warehouse building, plus two other properties. Services include on-site management for up to 40 hours per week and 24/7 emergency availability; tenant relations, lease enforcement, rent collection, and tenant improvements; vendor coordination; routine and emergency maintenance and repairs; cost estimates; and coordination of snow removal, mowing, and other grounds upkeep. The firm will also support capital improvement projects, including cost-estimate review, bid solicitation, and project oversight; coordinate with the City's licensed environmental professional on brownfield compliance; and have experience with fire suppression and notification systems, historic properties, and environmentally impacted sites. The proposal requires a work plan, key personnel and firm experience information, currently managed properties, references, a conflict-of-interest statement, proposal pages, a non-collusive statement, and an affirmative action statement. Certificates of insurance are required before contract issuance, not with the proposal.
