The U.S. Army Corps of Engineers is seeking a lessor to provide approximately 1,271 usable square feet of commercial retail space within a one-mile radius of 901 4th Avenue, Huntington, West Virginia. The space must include secondary egress and adequate parking for approximately two Government vehicles during the day and overnight, and the resulting agreement must use the Government Lease form. Responses must include a proposed rental amount inclusive of common area maintenance, taxes, and insurance. The attached draft lease describes a five-year lease structure and extensive lessor responsibilities, including utilities, maintenance, repairs, HVAC, fire and life-safety systems, accessibility, janitorial and snow-removal services where applicable, and any required build-out or alterations.
