Description
The City of Little Rock is seeking one qualified Construction Manager at Risk to provide pre-construction and full construction management services for a 911 communication center project. The scope includes planning, coordination, budgeting, scheduling, constructability review, preliminary scheduling and guaranteed maximum price estimates, development of bid packages, subcontractor and supplier prequalification, procurement coordination, construction administration, site operations, quality control, safety monitoring, change-order management, inspections, closeout, and project reporting. The project may involve work within the current facility at 720 W. Markham Street or the purchase and complete renovation of another building. The preliminary engineering estimate for the total project package is $6,000,000, including architecture and engineering, construction management, construction, furnishings, insurance, and fees. The selected firm must provide appropriately licensed personnel, carry required insurance, obtain performance and payment bonds for the project, coordinate with the design team and City departments, and provide a designated project manager and superintendent. Pricing is to be negotiated with the awarded vendor and must not be included in the technical proposal.
