Description
The Cincinnati Metropolitan Housing Authority (CMHA) is soliciting quotes from qualified contractors to provide vacancy prep unit turnover services, also known as make-ready services. The scope includes janitorial services, maintenance, finishing the perimeter, and painting for an estimated 1,200 to 1,500 units per year. Services are divided into four phases: janitorial (cleaning and sanitizing all surfaces, including bathrooms, kitchens, floors, windows, and fixtures), maintenance (repairing or replacing fixtures, hardware, appliances, doors, windows, electrical, plumbing, and flooring), finishing the perimeter (sealing openings, caulking, and preparing for painting), and painting (preparation and painting of all surfaces). Additionally, trash removal services may be required separately. The contract will be awarded to one or more contractors to form a pool, with work assigned on an as-needed basis. The contract term is one year with two one-year options, not to exceed three years total, and the total contract value shall not exceed $75,000. Contractors must be able to complete unit turnovers within 3 to 5 calendar days depending on unit type. The solicitation includes a preference for Section 3, MBE/WBE, and other economic inclusion participation.
