Description
The Commonwealth of Pennsylvania, acting through the Department of General Services, is seeking a lessor to provide 7,500 to 8,625 square feet of office space in Centre County for the Department of Human Services County Assistance Office. The premises must support client service, reception, interview, administrative, storage, telecommunications, conference, training, break, nursing-parent, and staff areas, along with approximately 60 parking spaces, including ADA-accessible spaces. The lessor is responsible for required design, construction or renovation, tenant improvements, electrical and Category 6 voice/data infrastructure, security and access-control systems, fire and life-safety systems, signage, furnishings and equipment specifically assigned to the lessor, janitorial services, recycling, landscaping, snow and ice removal, pest control, utilities, building maintenance, and ongoing repairs. Proposers must submit one full-service lease proposal and one lease-only proposal including water and sewer. The initial lease term is ten years with two five-year renewal options. Required submissions include the specified leasing forms, proposal checklist, applicable small-business participation materials, proof of site control, area map, estimated construction schedule, floodplain disclosure if applicable, drawings, photographs, and supporting documentation.
