Description
The City seeks a development partner to acquire and redevelop its approximately 9.16-acre property. Proposals may include residential, retail, hospitality, or other compatible commercial or residential uses; the City is open to a flexible development program rather than prescribing a specific use. Medical and dental uses are prohibited by an existing deed restriction. Respondents should describe their development concept, team qualifications, comparable projects, market analysis, financing and financial capacity, proposed purchase price and acquisition terms, any requested public assistance, and a schedule from selection through occupancy. The proposal should address site layout, building scale, parking, access, pedestrian and bicycle connections, landscaping, open space, phasing, and significant public improvements. A fully engineered or construction-ready plan is not required. The City requests a current financial statement and at least two financial references, as well as at least three references for comparable projects.
