Description
The Denver Housing Authority seeks a comprehensive, performance-based elevator maintenance program covering preventive maintenance and inspections, repairs, and capital improvements across its portfolio. The contractor must provide qualified elevator mechanics, routine scheduled maintenance, safety testing and records, parts availability, and 24/7 communication and emergency response. The scope includes repair work under an approval process and capital projects such as full or partial modernizations, controller and machine replacements, hydraulic power unit replacements, electrical and fire-service upgrades, emergency-power modifications, security integration, and code-required improvements. Capital improvement work includes engineering, permits, installation, testing, commissioning, and closeout documentation. Modernization projects must use non-proprietary equipment whenever technically feasible and include a minimum 12-month comprehensive warranty. The solicitation also requires compliance with applicable labor standards and Section 3 reporting and participation requirements. The contract has a one-year base term and four one-year options.
