Description
Orange County OC Public Works is soliciting proposals from qualified contractors to provide Construction Manager at Risk services for the Mary Wilson Branch—Seal Beach Public Library remodel. The approximately 10,000-square-foot project includes pre-construction services, constructability reviews, cost estimating, scheduling, value engineering, permitting assistance, subcontractor and supplier selection, and coordination with the County and design team. Potential construction services include tenant improvements involving site, parking, architectural, civil, structural, mechanical, electrical, plumbing, low-voltage, fire alarm, fire sprinkler, intrusion alarm, accessibility, landscaping, and trash-enclosure work. The library is expected to remain operational during pre-construction, requiring careful phasing and protection of staff and patrons. The anticipated construction budget is $5,000,000. The selected respondent will negotiate a Guaranteed Maximum Price for pre-construction services, and the County may exercise an option to negotiate a separate GMP for construction services. Respondents must demonstrate comparable CMAR experience, provide at least three similar CMAR projects, hold a California Class B General Building Contractor license, provide a notarized surety letter showing at least $5,000,000 in bonding capacity, and submit required company, safety, financial, compliance, and reference information. A mandatory pre-submittal meeting and site visit is required, and the solicitation requires electronic submission through the County's online procurement portal.
