Description

Olmsted County Housing and Redevelopment Authority is seeking a contractor to construct a 14-by-28-foot, 392-square-foot accessory dwelling unit at 419 11th Street NW in Rochester, Minnesota, based on plans developed by CRW Architects. The project will expand the authority’s affordable housing portfolio by enabling rental of both the primary residence and the new ADU. The contractor is responsible for construction, materials, equipment, labor, permits, licensing, engineering, safety compliance, subcontractor coordination, material submittals, warranties, closeout documentation, and a homeowners manual. Bidders must submit a firm fixed lump-sum price through the electronic bidding site, including the base work and two window alternates. Required qualifications and submittals include a Minnesota contractor license, bid bond, evidence of insurability, payment and performance bonding, subcontractor information, and required online acknowledgments and certifications. The bid bond is 5% of the base bid; payment and performance bonds are required in an amount equal to the total contract amount when the awarded contract exceeds $175,000. The solicitation is awarded to the lowest responsive, responsible bidder.
