Description
The University of Washington (UW) is seeking proposals for property inspection services for buildings where UW acts as a tenant or landlord. These services will be provided on an as-needed basis, primarily within Washington State, including Seattle, Tacoma/South Puget Sound, and Bothell areas, but potentially extending to broader Western Washington. The scope of work includes evaluating various property types such as commercial, mixed-use, office, retail, laboratory, warehouse, industrial, residential, farmland, and vacant land. Services may involve assessing building conditions, code compliance, operational functionality, and potential occupancy constraints, especially for specialized environments like medical or laboratory spaces. Inspections may also be required post-emergency events like earthquakes or fires to assess structural integrity and safety. The contract will have an initial term of two years, with automatic annual renewals for up to a total of ten years. Pricing will be based on hourly rates for personnel and may include service charges for subcontractors and allowable reimbursable expenses, subject to Washington State Administrative and Accounting Manual (SAAM) guidelines.
