Description
This invitation requests subcontractor bids for early design-build trades supporting construction of a 159-unit senior housing building adjacent to Laguna Honda Hospital. The project also includes health services, a senior center, home health services, and an early childcare education center. Requested scopes include design-build ground improvements/DDCs, exterior building maintenance, fire sprinklers, plumbing, HVAC, electrical, and solar panels, plus design-assist elevators. Bidders must break out pricing for the base building, senior center shell, senior center buildout, and early childhood education center shell. Union labor is required for specified trades, along with prevailing-wage and local-hiring requirements; the solicitation identifies a 25% San Francisco Small Business Enterprise subcontracting goal. Subcontractors must complete prequalification through Compass before contract award, and prequalification, past performance, current backlog, and SBE/local-business participation will factor into selection.
