Description
Prater Construction is requesting subcontractor and supplier bids for a new approximately 14,190-square-foot, two-story, multi-tenant retail building. The work includes demolition of the existing building, sitework, utilities, construction of the retail core and shell, and interior finish-out of an approximately 8,200-square-foot restaurant and sports bar. The building will include two additional retail shells, steel framing, a TPO roof, masonry and fiber-cement exterior finishes, aluminum storefront, an elevator, rooftop patio, and sprinkler protection. A portion of the existing slab will remain. Bidders should price applicable work separately for demolition; sitework; utilities; core and shell; and restaurant tenant improvements, including the commercial kitchen, bar, hoods, walk-in cooler, grease waste, finishes, and mechanical, electrical, and plumbing work. Missouri prevailing wage requirements apply in Jasper County, with certified payroll required at all tiers. Pricing must include labor, materials, equipment, testing, and fees, and bids must identify inclusions, exclusions, addenda acknowledgments, and any cost-saving alternates. Construction is scheduled to start in November 2026, with shell and sitework due June 1, 2027, and restaurant tenant improvements due August 1, 2027; liquidated damages are $800 per day.
